Skycrest

This 5-acre retail shopping center site in San Bruno features a successful
and locally popular grocery store, but the rest of the center has suffered
for many years with severely underperforming, in-line retail. The existing
ownership partnered with Kenmark to redevelop the site with single family
homes and a vibrant grocery store. Now in the final stages of the approval
process, Kenmark anticipates construction to begin on 27 homes in 2006.
This project will ultimately provide the community with much needed housing,
and create financial incentives to allow the grocery store to continue

Over 7 years ago, Kenmark was engaged to represent Echelon as their
sole outsourced real estate development partner. At that time, Echelon
was searching for balance between corporate growth, employee retention
requirements and budget constraints. After touring 75 sites, Kenmark
drew upon in-house redevelopment and entitlement capabilities to find
an "off radar" campus for Echelon. The first phase of the 500,000
square foot campus that showcases Echelon's LonWorks building controls
technology, is now complete on a former, under-performing retail site
in San Jose.

In response to the needs of Cerus, Kenmark was hired to provide full
time facility management, strategic planning, on-site construction advisory,
and tenant representation services. In partnership with Kenmark, Cerus
has developed a three-tiered strategic plan addressing short, mid and
long-term objectives that is now being implemented.

Colony, a premier 600-acre residential, recreational and commercial development
located in Half Moon Bay, California. The development includes semi-custom

and two championship golf courses with a restaurant and pro shop facility.
Kenmark's responsibilities range from
development entitlements, with an emphasis on coastal
environmental challenges, to General Contractor for all construction,
and current management and marketing of residential property.

When development sites are limited it takes a creative eye to see the
potential of redeveloping existing property. In a joint venture partnership
with a major local landowner, Kenmark is redeveloping a three acre underutilized
site for the construction of a 100,000 square foot office complex. The
development will consist of a 75,000 square foot, 3-story building and
a 25,000 square foot, 2-story building. Parking will be both surface
and underground. The office complex will be integrated into the portfolio
of managed properties that Kenmark monitors through the Kenmark Building
Operations Center.

This beautiful, 4-story office building had been leased to a single
tenant, for their worldwide corporate headquarters. When this tenant
relocated its operation to Europe, the ownership engaged Kenmark to refurbish
and reposition this valuable asset. Located at the entrance to Redwood
Shores, one of the Bay Area’s most prestigious corporate addresses,
this building had the benefits of a great location, but was in need of
a business plan that combined cost control with an aggressive re-leasing
strategy. In response, Kenmark implemented building improvements to bring
the property back to its original luster, and created a building identity,
supported by sophisticated web-based marketing materials prominently
hosted on Kenmark’s website..

Building Operations Center (BOC)
Technology Integration, Support and Monitoring
Kenmark’s Building Operation Center provides owners, managers
and tenants with easy online access to the controls and communications
that make buildings more comfortable, secure and efficient to operate
and manage. Over many years of internal development, Kenmark Controls’
in-house engineering and I.T. professionals collaborated with our own
maintenance professionals and property managers, and incorporated their
input. The BOC is a web application available
exclusively to Kenmark’s clients and partners. The BOC
aggregates disparate building control systems into one online, remotely
managed platform, while providing a communications tool for owners, managers
and tenants to post, distribute and initiate building communications.
The BOC is also a consolidation platform whereby multiple buildings,
in diverse
geographic locations, can be seamlessly integrated into one remotely
monitored portfolio.

Corixa Corporation in Palo Alto recognized the impact real estate can

feet to more than 150,000 square feet within a few years seemed like

for Electronics for Imaging in Foster City. The first two buildings of
approximately 500,000 square feet are now completed and fully occupied
by EFI. Kenmark's scope of services, from entitlement work through design
and construction advisory, ensured the quality results achieved on this
exceptional project.

Kikkoman International
Tenant Representation
Kikkoman and Kenmark share a representation relationship spanning more
than 18 years. After negotiating the prior lease of their San Francisco
headquarters building on the top floor of the prestigious 50 California
building, Kenmark was again engaged to assist Kikkoman with their lease
renewal. The challenge was threefold. Kenmark was asked to assist Kikkoman
in evaluating their current and future space requirements, to generate
a plan to drive efficiencies of operation for their existing space and
to provide a qualitative analysis and comparison of three distinct Bay
Area markets as potential relocation destinations. A strategic plan was
developed to determine the best solution to implement to satisfy corporate
culture and employee critical requirements.

Lawrence Berkeley
National Laboratories (LBNL)

LBNL asked Kenmark to participate in a cutting-edge energy management
test that could prove the viability of reducing energy consumption during
the peak hours of power demand. Through the Building Operations Center
(BOC), Kenmark proved that the BOC could accept commands directly from
a mock utility company server in order to curtail energy use in multiple
buildings. During simulated brownout periods, the test showed instantaneous
results, with energy reductions of 50% or more. If more buildings had
the capability of a load shed demand response through a system like the
BOC, it is possible that the need for new energy plant construction in
California could be significantly reduced. This program confirmed the
possibility that final annual energy cost saving could range from 10-20%
off an entire year's utility billing.

Lido Plaza
Land Acquisition and Office Use Entitlement Processing
During the booming office market of the late 1990's, Kenmark's team
of development professionals identified an undeveloped 4.5-acre parcel
of land located within the master planned community of Redwood Shores.
Kenmark processed the entitlements for a 95,000 square foot, two-building
office complex. The project is now home to a variety of high tech and
professional services companies. The land value was increased five-fold
and the project became a tremendous financial success.

Openwave
Construction Advisory
Kenmark’s ability to fast track a project and still maintain the
highest standards of quality and attention to detail were showcased in
the headquarters relocation and consolidation achieved by Openwave. The
project went from concept design to a 300,000 square foot building with
a 350-seat cafeteria in 12 months. Advisory work has also been completed
regarding cost analysis and budget reviews for potential future Openwave
locations in Boston and Santa Barbara.

Redwood
Shores, Hotel Development Site
Kenmark, with a group of local investors, purchased a site within the
prestigious Redwood Shores development that had virtually no access or
project entitlements. Working closely with the City of Redwood Planning
Department, the site was eventually approved for the development of a
100,000 sq. ft. hotel. A Marriott Suites Hotel was built by another group
of investors, who purchased the land after all entitlements were obtained.
The original land value was increased tenfold and today the hotel is
an operational success.

Turnberry Homes

The Turnberry housing development was built by Kenmark from 1997 to
1999. With 28 residences ranging in price from $700,000 to over $1,000,000,
these homes sold quickly, with final prices well above the original proforma.
As infill, surrounded by existing homes in the well-established community
of Ocean Colony, this project required perfect planning with seamless
execution. Built by Kenmark Construction, this project was on-time and
on-budget, and yielded substantial financial results.

Wavecrest
Apartments

This beautiful apartment project provides the local community with much-needed,
affordable and market rate housing. Consisting of one and two bedroom
units, each floor plan provides inviting outdoor patios overlooking meandering
paths, and a children's play area. Constructed by Kenmark Construction,
these units have the highest level of quality and attention to detail.
Schedule and budget objectives were met, and the project is 100% leased.

This handsomely designed 2 story building was constructed by Kenmark
in the years 2000-2001. Kenmark contributed to the design and entitlement
strategies that helped this project get underway, while our construction
group and skilled carpenters built the complex from the ground up. Beautiful
lobby finishes and high quality tenant improvements were added by our
in-house design and construction teams. Today, this building has a reputation
as one of the area's finest office locations. Wavecrest Corporate Center
is now the home of Kenmark's mid-peninsula operations as well as other
professional services companies.
