Kenmark is the owner’s representative in a project involving the construction of a new business office and meeting hall for UA Local Union 393: Plumbers, Pipefitters, HVAC/R Technicians of Santa Clara and San Benito Counties. The project entails repurposing an existing +/- 22,500 sf concrete “tilt-up” two-story office and high bay warehouse/R&D building on a +/- 1.15 acre site to an improved two-story office, now including 3,400 sf of A3 rated assembly meeting space and 4,500 sf of partially enclosed, fully landscaped courtyard.
This has been a full service project, in which Kenmark represented UA 393 in identifying the property, evaluating potential use options and managing due diligence, facilitating and brokering the transaction, compiling a design team, selecting a general contractor, obtaining the applicable permits, and overseeing the actual construction of the improvements. As part of processing this project, Kenmark addressed several complex zoning and policy related matters including but not limited to: alternate use designations; parking requirements; traffic and environmental impacts; public improvements; transportation demands and; a 200 year old heritage tree on the site. All of these issues required the analysis and theoretical application of multiple land use statues, laws and city ordinances.
After several months of negotiations with the City of San Jose, UA 393 and Kenmark received an approval of their Special Use Permit on February 3, 2021. The project is estimated to be completed sometime in Q4 2021.
